Quality Home Construction, Step by Careful Step
- Constructing the highest quality home at a great price and providing a high level of satisfaction before, during, and after your dream home is built!
To achieve these goals, we have designed the following process to guide you through the home building process.
- Initial Meeting with PCH
We use this meeting to discover your needs and wants and to provide guidance on your next steps to meet those needs and get the process started. This meeting can take place at our showroom, where we have many of our options on display, or we can meet with you at your current home or other desired location.
- Secure Financing
If you need help securing financing, we can connect you with a Preferred Lender. You may have already qualified for a loan; in this case, we work closely with your lender throughout construction. Financing a custom home starts with you obtaining a commitment letter from a source of permanent financing, e.g., a mortgage company, savings, and loan, or a bank. The owner then takes the commitment letter to a source of interim financing which essentially agrees to loan a fixed amount for construction costs and then makes periodic progress payments as the home is completed. This will involve an inspector acting on behalf of the interim lender actually inspecting the construction site to verify actual progress. This acts to protect both the lender and the home builder.
- Site Selection
It is important to focus on the size and style of your future home, but the location is just as important. If you need help with this process, we can connect you with a Preferred Realtor. They will help you locate the perfect spot for your new home.
- Home Design
We love to help our customers with their home design. We have floor plans to choose from, but rarely does a customer find that perfect plan. We work closely with our home designer to help you create your perfect plan. You may like different aspects of separate plans and wish to combine them into one plan with a new elevation or you may want to draw new plans. No problem! We can help you with that.
- Pricing and Estimating
Once we have a floor plan, we start the process of determining the price of your home. We have an estimator on staff whose job is to develop a price for your home. We have a questionnaire that we will go through together to address the specifics of your home.
- The Proposal
The proposal states all the specifications to build the home and the price. We review the proposal with you to make sure the specifications meet your satisfaction. This document is important in our process because we make it an attachment to the contract, and it is used as a construction document.



- Color and Feature Selections
After the contract is written, you start the color selection process. We have a person on staff to guide you through the process of selecting your brick or stone, shingles, paint, etc. PCH offers a wide variety of exterior and interior choices, from shingles to flooring. After you’ve made all your selections and given your blueprints a final review, your New Home Consultant will create a document that includes any upgrades or options you might have chosen.
- Construction Period
During the construction of your home, we will have a field supervisor who is staffed by PCH continually inspecting your home throughout the building process. Unlike some builders, we welcome you to drop by the building site any time to see how things are going. Be sure to bring a camera so you can document every step. 9. Final Punch-outs
eWe do a thorough check throughout the construction process, but there will be a specific punch list at the slab, framing, pre-final, and final stages that will be developed and completed before moving forward with the next stages. On the pre-final and final punch-outs, the field supervisor will explain each of the items on the list and also see if you have additional items that you are concerned with. It is our goal to have all punch list items completed by the time of the customer orientation and closing.
- Orientation
Several days prior to closing, PCH will give a 1 – 1 1/2-hour orientation on how to maintain and care for your new home. Emergency numbers, warranty service procedures, and issues concerning the final closing may also be discussed.
- Final Close
When your home is complete, we work with your realtor and lender to set up closing and confirm all the proper documents have been provided to the title company to ensure a timely closing. It is our goal that all closing documents and the HUD should be reviewed and approved 24 hours prior to closing. You have just completed a long process to build and purchase a new home. We want to make sure the final closing is as stress free as possible and we have the opportunity to say thank you for your business!
- Warranty Service
All homes come with a 3-year builder’s warranty. Please contact PCH for more details. If you need to request warranty service, please email us with your name, address, date of closing, current phone number, and a list of concerns. The Ready Companies will issue a work order and will be in contact with you within 48 hours.
