You’ve signed your purchase agreement and secured your financing as well as determined what you will build and where you will build it.  Now here is a general overview of each phase of construction.

PHASE

1.

  • Review House Plans
  • Lot Selection
  • Contract
  • Purchase Lot
  • Lot Survey
  • County and City Permitting
  • Meet with designer regarding colors
  • Analysis by a Energy Star Engineer and HVAC specialist
  • Energy Star Rater onsite inspection

PHASE

2.

  • Lot Excavation
  • Footer Poured
  • Basement Walls Poured
  • Install Sewer Lines/Perimeter Drain Under Slab
  • Waterproof Foundation Walls
  • Back Fill
  • Pour Concrete Floor Slab Basement and Garage
  • Color Selection Complete
  • Energy Star Rater onsite inspection

PHASE

3.

  • Begin Framing First Floor Walls and Sheathing
  • Wrap Exterior Walls with Moisture Barrier, Overlapping and Taping Seams
  • Trusses and Roof Sheathing Installed
  • Install Finished Roof (Dry In)
  • Install Exterior Windows and Doors on top of Barrier
  • Seal Exterior Windows and Doors with Tape to Barrier
  • Installation of Rough Plumbing
  • Installation of Electric, HV, A/C, Central Vac
  • Energy Star Rater onsite inspection

PHASE

4.

  • Install Insulation and Vapor Barrier
  • Install Drywall, Texture Interior Walls & Ceilings
  • Install Interior Doors, Trim and Closet Shelving
  • Paint Interior Walls & Ceilings
  • Install Lights, Switches and Outlets
  • Install Wood Flooring
  • Tile on Floors and Walls in all Bathrooms
  • Install Hand Rails and Base Trim Over Wood and Tile
  • Set all Kitchen Cabinets and Bath Vanities
  • Template for Countertops
  • Install Countertops
  • Install all Plumbing Fixtures
  • Install Mirrors and Shower Doors
  • Deliver and install Kitchen Appliances
  • Install all Door and Bath Hardware and Closet Rods
  • Install Carpet
  • Clean all Construction Debris
  • Install Screens
  • Begin Exterior Final Grade and Landscaping
  • Schedule Final Walk Through and Closing
  • Energy Star Rater onsite inspection
  • Blower Door
  • Energy Star certification
